For buyers

Buying a home in Birmingham

From pre-approval to keys in hand, here's what to expect — and how we make it easier at every step.

    1. Get pre-approved

Connect with a lender to lock your budget. We're happy to recommend trusted local lenders who close on time and pick up the phone.

    2. Search & tour

Browse curated listings, then book private showings. We'll meet you evenings and weekends — and flag the homes worth a second look.

    3. Make an offer

We pull comparables, recommend a price and terms, and present your offer — negotiating hard on inspection findings and credits.

    4. Inspections & appraisal

We coordinate inspectors, attend them with you, and manage the appraisal process so surprises stay small and fixable.

    5. Close & move in

Final walk-through, sign at title, get your keys. We're there for the handoff — and the new-home celebration.

    6. First-year check-in

We don't disappear at closing. Tahira checks in after your first year to see how the home is working for you.

What first-time buyers ask us

How much down payment do I need?

Conventional loans commonly ask 5–20% down, but many Alabama buyers qualify for 3% down (or 0% down with USDA/VA in eligible areas). We'll connect you with a lender who lays out every option.

How long does closing take?

Typically 30–45 days from accepted offer to keys. Cash deals can close in two weeks; financed deals average 35 days.

Do I pay you as a buyer?

In Alabama, buyer-agent commissions are typically paid by the seller or built into the transaction — you get full representation without paying out of pocket at closing. We'll walk you through your buyer agreement before we tour.

What about the home inspection?

We always recommend a professional inspection. We attend with you, translate the findings, and negotiate repairs or credits on your behalf. Typical cost: $400–$600.
